So, Im looking for opinions...

If you were going to buy a tiny patch of ground to land on in AZ, like 2-5 acres, what area would you pick?

Im thinking about pulling the trigger on some cheap scrub somewhere just to have a place to stay, and base some hunting out of etc. Leaning toward Seligman area or on over towards Holbrook? Is it worth it?

Ive been mulling it over for a couple years for my huntin' endeavors, but with my attitude nowdays, Im liable to just say F it and fold up shop here, and it would be nice to have a place to go...even if I have to pitch a tent, Im not really sure I care.

Well, Hollbrook is completely surrounded by indian reservation and land, ranches the Hopi's have bought on both sides of the Interstate. Other than that, it's pretty isolated. Might as well go a little further to Snowflake or St John. On the other hand, Cornville is becoming very popular and Sedona, if you can afford it?

You should have made the campout. Ash Fork is all piney and I bet Paul knows about a few choice parcels, near by.

There's a couple of acres right next to me for sale here just out of Safford.
End of a short dirt road w/BLM land on a couple of sides.
High desert country. Lakes nearby and a couple of mountain ranges in easy driving distance.
I love it here !!!!

I say if your in the mood and can financially swing it, do it. My advice is don't over think it.

A piece of cheap shit ground, no water-no power is what it is..However to the right guy, it's golden [Cool]

In other words, a retirement place or whatever, brings in many other considerations.

Been going thru this myself, brother want's to partner up on something in Oregon. I've about had it with those fuck head's running things over there.

Ha that's another story though.

On another note: Since, I moved an hour away from that congested shit hole they call Boise and living in the country now. It's really helped me a lot.

Lot's to think about. Eh ?

When it comes to bare land you will need to ask at least these four questions: Does it have sewer or what type of septic system is required? Is power available? Water? What is the accessed value?

To answer the first question regarding the type of septic system required, the property will need to have a perk test. This has usually already been done. Septic systems are controlled by the county so check with the county health department. Some septic systems are real expensive.

Check with the power company how much it would cost to get electricity to your property. If the nearest power is even half a mile away, you might be surprised how expensive it is to get it to your property.

Is domestic water available? If not, what is involved to get a well put it? Make sure you have a good emergency fund to fix a well if that is the route you take. I think it would be a real PITA to haul water but some people do it.

Getting the county assessed value would be the first place I would start. The Mariciopa County Assessor's full cash value amount is usually 10-30% lower than true market value. I would use this as a starting point. Also check on how much the property taxes are. The only time the assessed value it is too high is if there is something wrong with the property such as gas lines running across the property that the assessor didn't know about or has access/right of way issues.

If I was in your situation, I would look for property with a running stream nearby. If the SHTF, having water would be the first thing everyone would be looking for in this dry ass state.

Guess that describes me, to a T. I'm OVERTHINKING IT !

Reliable running stream? That let's out at least the southern half of the state. Other than canals.

I believe AZ is at 1 1/4% assessed valuation so it depends on how much you paid, your purchase price. I think?

Hey, Paul would know this shit. He doesn't have cess pool, just a long drop outhouse with scenic views.

Also, you gotta see his Army Surplus prefab Quonset Hut. A man could live pretty comfortable in one of those for a long time.

Seligman is great and you can sink a well, not so in Ash Fork. I haul water not a big problem you can get it delivered which I would do if I lived there full time. A septic system will cost you $1,200.00 for perk test and between $4,500.0 and $6,000.00 for a three bedroom system. I don't live close enough to get elec. pulled in but solar can be done around $7,000.00 and this takes their hands from around your throat for good. A back up gen. approx. $3500.00. I had a great place in Seligman but it was too remote for my wife As Fork seemed a good compromise I love it there. We are still trying to sell our home in Mesa and make Ash Fork our permanent address. Any questions just ask Ill try to be helpful.
